Gaffney, Blacksburg and the rural county in between. This is land where lots are bigger, wells and septic are normal, and the site work matters more than it does in a subdivision.

Cherokee County is northeast of us, an easy run up I 85. The work we do there looks different from the work we do inside Spartanburg city limits, because the lots are different.
Most of the Cherokee County jobs we take involve real land. That changes the order of operations. Before anybody talks about square footage, you have to answer where the driveway goes, where the pad sits, where the water leaves, and whether the power is coming from the road or from a service you have to get run.
We own our excavator and skid steer, so clearing, the driveway cut and the building pad are our crew rather than a subcontractor we are waiting on. On a rural lot that is often the difference between starting in three weeks and starting in three months.

Walk the lot with us before you buy it if you can. On acreage, the two things that turn a cheap lot expensive are access and fall. Both are visible on a walk and neither is visible in a listing photo. We would rather tell you before you close.
We work throughout the county including Gaffney and Blacksburg. Cherokee County has its own building and permitting office, and we handle the application and the inspections on your job.
Yes, and it is a lot of what we do in Cherokee County. Access, pad and drainage get settled before we talk about the building.
Yes, including the trench, the feed and the meter base. Chad holds the South Carolina electrical license.
Both, and the county in between.
We do, and we meet the inspector.
Our own excavator and skid steer, our own electrical license, and one company answering for the whole job.
